WHAT IS A HOUSING CO-OP?
A co-op is a unique housing community where the residents own and operate the facility on a non-profit basis.

WHO ACTUALLY RUNS THE HOUSING OPERATIONS?
Carpathia resident members elect a Board of Directors who hire staff to administer Co-op business affairs.

WHAT IS MEANT BY "THE MEMBERS OWN THE CO-OP"?
Each member buys the required number of shares to become a member-resident of the Co-op. Collectively, the membership OWNS the Co-op.

DO THESE SHARES GROW IN VALUE OR PAY DIVIDENDS?
The members charge themselves a minimal break-even "rent" or housing charge each month. Interest earned is reinvested in the Co-op to minimize expenses.

WHAT FINANCIAL COMMITMENT MUST I MAKE AS A MEMBER?
You are required to make your housing charge (rent) payments PROMPTLY on the first day of each month along with any additional charges with which you have been assessed (e.g. extra parking, life insurance).

DO I HAVE TO SIGN A LEASE?
You will sign a document that is something like a lease. It is called a housing agreement and it is just that ... an agreement between you and the Co-op outlining certain conditions. It differs from a lease in that it does not have to be renewed yearly and the notice to vacate provision is only 60 days.

MUST I ATTEND AN INFORMATION MEETING?
Yes, you must attend an information meeting. This process is necessary to ensure that new members are responsible additions to the community.

WHAT IS AN INFORMATION MEETING?
An "information meeting" is simply an information session whith an 18 minute video presentation which give an overview of how the co-op works and what is expected of members. It also includes a video tour of the apartments and townhomes at our two locations.

HOW IS MY MEMBERSHIP APPROVED?
Following the "information meeting", you will be provided with an application form. If you desire to complete the application form, return it together with the "administration fee" to our office. Reference and credit checks will be conducted by the administration after which you will be informed of your membership acceptance.

WHAT RESTRICTIONS APPLY WHILE I AM LIVING HERE?
The membership has developed and approved a set of common sense rules and regulation called "Ordinary By-laws" by which you must abide. These are contained in a comprehensive "Handbook" which you receive when you move in and attend the information meeting for new members. By setting these policies, you and your neighbours democratically control the living environment.

WHAT APPLIANCES ARE SUPPLIED?
All units are supplied with a stove, refrigerator.
In suite dryers at Carpathia Road.
Laundry rooms on each floor at Swindon Way.

WHAT ABOUT PARKING?
One parking stall is supplied with each unit and included in the housing charge at Carpathia Road. Additional parking spaces are available for an additional monthly fee. Visitors must park in the designated visitor parking stalls throughout the Co-op. These areas are clearly indicated by "visitor" signage.

ARE PETS ALLOWED?
Yes, responsible pet owners are and you may have upto two pets within limitations which are clearly set out in the pet regulations. Cats and dogs must be kept on a leash when on the grounds at Carpathia Road.

IS ANY ROUTINE MAINTENANCE IS EXPECTED OF ME?
You are expected to do minimal upkeep such as replacing light bulbs, fuses, smoke detector batteries, etc. Our maintenance staff is available weekdays for major repairs. EMERGENCIES on weekends can be directed through the staff member on call.

OUTSIDE MAINTENANCE?
You are completely responsible for taking care of your front and rear yard. A lawnmower is available for communal use. In the winter, you are responsible for keeping your parking stall reasonably free of ice and snow. The Co-op contracts for the clearing of snow from our roadways.

WHAT MAKES A CO-OP WORK?
Participation of member is critical to the democratic functioning of the housing cooperative. Members have a responsibility as PART OWNERS to get involved.

HOW DO I GET INVOLVED?
Partake in volunteer opportunities:

  • JOIN A WORKING GROUP!
  • RUN FOR THE BOARD OF DIRECTORS!
  • GIVE TIME TO SPECIAL FUNCTIONS!
  • REGISTER ANY SKILLS YOU HAVE! (Yes, you will be called!)

IS THERE ANYTHING ELSE I CAN DO?
Members have a responsibility to get involved in the running of their co-op by attending genneral and annual meetings to provide direction to the organization. Members are responsible for staying informed so they can exercise their right to vote intelligently at membership meetings on such matters as policies and election of directors.

HOW DO I BENEFIT?
You will enjoy a strong sense of community, having good neighbors who appreciate and respect one another, housing at cost, a beautiful park-like setting, convenient access to public transit, and much, much more.
